1. Bottom line

Question Answer
Can I Airbnb this house? Possible later, but not now. It passes the 1,000-foot spacing check on the county map. However, the HOA's documents must expressly allow short-term rentals, and the county isn't accepting applications yet. See section 6.
Is it a fit for a long-term rental? Yes. It's a 2024 home with low HOA dues ($51/month). Check the HOA's leasing rules first.
Biggest thing to check The casita. The listing advertises a private casita with its own entrance, but the county shows no separate casita area. Ask whether renting it separately is allowed by zoning and the HOA.
Taxes About $5,774–$5,901 a year, far higher than the older homes in this set. Use the real tax bill in your numbers.

4. Taxes and assessment

Value FY 2025–26 FY 2026–27
Land (assessed) $47,600 $48,300
Improvements (assessed) $153,615 $152,531
Total assessed $201,215 $200,831
Total taxable value $574,900 $573,803

Source: Clark County Assessor. Tax district 417. The listing shows taxes of $5,901 a year, and the tax record lists $5,774 for 2026 (listing). Confirm the current bill with the Clark County Treasurer.

What investors should know:
- Taxable value is not market value. Nevada taxable value is set by a county formula. Don't compare it to the list price. - Tax cap. Nevada caps yearly tax increases at 3% for an owner's primary residence and up to 8% for homes that aren't owner-occupied (Clark County tax abatement). The cap changes when ownership changes (Clark County Assessor). Newer homes usually have less tax-cap discount built up, so their bill sits closer to the full rate. Future increases are capped at up to 8% a year for an investor owner. - Possible 3% cap for lower-rent rentals. Some rentals with rents at or below set limits may qualify for the 3% cap (Clark County tax abatement). For 2026–27 the limit for a 4-bedroom is $2,456 a month (Clark County Assessor).

5. Zoning and land use

Item Detail Source
Zoning RS3.3: Residential Single-Family 3.3 Clark County GIS zoning layer
Assessor land use 20.110: Single Family Residential Clark County Assessor
Jurisdiction Unincorporated Clark County (Spring Valley), so Clark County rules apply, not City of Las Vegas rules Clark County Assessor

RS3.3 single-family zoning. A casita inside a single-family home doesn't automatically make it a legal second rental unit. Confirm with Clark County Current Planning at (702) 455-4314.

6. Short-term rental (Airbnb) check

Result: possible later, but only if the HOA expressly allows it and the county reopens applications.

Rule This property Source
License required in unincorporated Clark County Yes Clark County STR page
Application window Closed. Applications were due by Aug 21, 2023, and none have been accepted since Clark County STR page, KTNV
1,000-foot spacing from other licensed rentals Passes on the county map. This parcel is outside the 1,000-foot zones of current licensed rentals. That could change as new licenses are issued. There are 4 licensed rentals within half a mile and 9 within 1 mile County STR license and buffer layers
HOA / common-interest community Must check. It's in an HOA (Sienna Ridge). It qualifies only if the governing documents expressly allow short-term rentals. Ask for the CC&Rs Clark County STR FAQ
2,500 feet from a resort hotel Not measured in this sample Clark County STR FAQ
Max guests if licensed 8 (2 per bedroom, up to 10 per home) Clark County STR FAQ
Year 1 county fees if licensed (4 bedrooms) $1,695 ($45 application + $150 inspection + $1,500 license) Clark County STR FAQ

What's changing:
- Proposed ordinance. It's scheduled for introduction on October 20, 2026 (KTNV). The draft would: - Replace the lottery with a first-come, first-served review. - Set a countywide cap of 1% of housing units. - Move the distance rules into the zoning code. - Make homes with unpermitted work ineligible. (Draft ordinance) - Distance rules stay. The 1,000-foot spacing comes from state law AB 363 (Clark County STR FAQ).

Investor takeaway: this is the one home in this sample set that might qualify later. Get the HOA documents before making an offer, and don't count on Airbnb income until a license is issued.

7. Flood and hazards

Item Detail Source
FEMA flood zone Zone X (shaded): 0.2% annual chance flood hazard, a moderate-risk area outside the high-risk zone FEMA National Flood Hazard Layer
What it means Flood insurance usually isn't required here, but it's often inexpensive and worth pricing. Ask about past water problems.

8. Red flags and questions for the seller

  1. HOA documents. Do the CC&Rs expressly allow short-term rentals? Are there any leasing minimums or rental caps?
  2. Casita. Can it be rented separately? Is it permitted as part of the house? The county record shows no separate casita area.
  3. Builder warranty. Does the builder warranty transfer? Are there open builder repair requests?
  4. Flood. It's in shaded Zone X (moderate flood hazard). Price flood insurance and ask about drainage.
  5. Tenancy. The owners live elsewhere. Is there a tenant now?

9. Not checked in this sample

  • Building permit history and open code-enforcement cases (the full report would include them; county permit search: Accela portal)
  • Liens and recorded documents (order a title search)
  • Distance to resort hotels
  • School ratings, crime data, and rent or value estimates (we don't give value opinions)
